1) The set of Standard Charge/ Mortgage Terms, 2) The Guarantee (where provided, for every mortgage with one or more Guarantors) and 3) The Mortgage Schedule corresponding to the Product name displayed on our Mortgage Commitment.

Each Mortgage Schedule or Mortgage Form incorporating that Schedule is listed above the set of Products to which it applies.

Who is FCT?

Answer:

First Canadian Title (FCT) provides industry-leading title insurance, default solutions and other real estate-related services.  Street Capital works with FCT for title insurance policies, as well as a streamlined and seamless mortgage fulfillment process.

In what name do I register a mortgage?

Are mortgages to be registered in the name of Street Capital Bank of Canada, Computershare (CSTC), or a different legal entity?

 

Answer:

Mortgages are to be registered in accordance with the instruction package FCT will provide to you when the mortgage is being instructed.   All mortgages are generally registered to either Street Capital Bank of Canada or Computershare.  Servicing addresses may differ depending on the instruction package so please pay close attention to closing directions provided to you.

 

In cases where the mortgage is registered to Computershare, please note that the relationship between Street Capital and Computershare (CSTC) consists of a custodial agreement which allows mortgage loans to be registered in the name of Computershare as required under the Canadian Mortgage and Housing Corporation (CMHC)’s National Housing Act (NHA) Mortgage-Backed Security (MBS) Program. As a third party custodian, Computershare reviews the collateral documents and provides certification to CMHC (in two stages) that loans meet the requirements of the NHA Mortgage-Backed Securities Program Guide.  Computershare holds no beneficial interests or rights in the mortgage loan, and day to day servicing continues to be performed by Street Capital.  

 

Due to the custodial certifications Computershare provides to Canada Mortgage and Housing Corporation (CMHC), it may be necessary for the actual title for Street Capital mortgages be registered in the name of “Computershare Trust Company of Canada”.  As such, this is how you and your customers will see the title registered on our mortgage documents.

How do I ensure a smooth mortgage closing for my clients?

Answer:

To avoid delays for your clients, please provide all documentation at least 2 business days prior to closing. Please note that the Identity Verification Form (IVF) is critical to a smooth closing process.  Please ensure that all information is completely and accurately filled out prior to submission

How do I pay out a bridge loan?

Answer:

A bridge loan is a short-term financing tool that helps purchasers to “bridge” the gap between old and new mortgages by allowing them to tap the equity in their current residence as a down payment, while simultaneously owning two properties as they wait for the sale of their existing home to close. If you are paying out a bridge loan, please refer to the Bridge Instructions provided at time of advance.

Where do I send a request for a discharge payout statement?

Answer:

Discharge payout statement requests must be sent to the assigned Servicing Centre. Please refer to the Contact information page for the fax number and email address for each of our three Servicing Centres.  You will require the mortgage number to ensure your request is sent to the proper centre.

Street Capital will retain FCT to manage the closing of all mortgage transactions. The Solicitor Instruction package will be issued to you by FCT. Please direct your inquiries, correspondence and documentation, including the Final Report, to FCT.
